The Rental Application

Your new landlord may ask you to provide credit references and a list of previous landlords, addresses and your employment history, including salary. It is very common for a landlord or rental agency to investigate your credit history. Do not be alarmed by some of these personal questions.

An application fee may be charged and may be non-refundable. At the landlord’s option, he or she may apply the application fee toward your first months rent or security deposit, but this is not required.

Signing a Lease

A lease may be written or oral, however, the best protection for both you and the landlord is a written lease signed by both parties. Make sure you lease contains the following:

  • The specific address, including apartment number of the property.
  • The length of the lease, an explanation of the rent payment procedure including late penalties and rent increase.
  • Which utilities you are responsible for paying each month.
  • Termination and renewal terms.
  • The amount of the security deposit.
