community property question

Am having to show that some RE was searate property with trace documents. I inherited $70,000 an dused those funds to purchase a family property. The property was acquired 20 yrs ago, purchased with gifted and inherited funds within 6 months of our marriage.
Here is the question: Is proving that there were no community funds available to contribute enough to show the property separate?
I can document the inherited funds and their "disappearance" from the account with before and after statements. No trace documents such as checks, etc.
From payroll records, I can also show that there was onl
y $6000 community funds available.

The original investment may be recoverable as long as the source of the funds is traceable , any increase in equity may still have to be split .

Have all subsequent property tax bills and repairs been paid from that inheritance too ?
