2nd Mortgage

I have not yet been divorced, but am in need of a second mortgage. I owned the property prior to my marriage, which lasted only a year, and her name is not on the deed. I am wondering if I can legally obtain the mortgage without the divorce being finalized, or do I have to wait. She has left with all of her marital assets, and our divorce is amicable. I just don't want to make a dumb mistake. Any advice would be greatly appreciated.... Also will a mortgage company do a second mortgage during a divorce?

Edited to add: Also this divorce is occurring in Tennessee
